OH THE JOYS OF SELLING YOUR HOME (insert sarcasm here). Let's be honest. This is the hard part but I promise you that if you put in the effort to prepare your home and list it at the "right" price, the chances of a quick sale and close to list price, are very high. That's where I come in. ;) I always tell my clients that my job is to advise. To give you as much information as I can so that you can make informed decisions. So I will never tell you what price you HAVE to list at, rather, I will give you a price range and then explain the pros and cons of the different price points. From there, YOU get to decide what you are most comfortable with if/when we move forward.
One of my biggest passions in Real Estate is marketing. So much so that back in 2017, my husband and I started a Real Estate Marketing Service company, Red Dot Services, so that we could provide other agents with all the things that I felt added value to my own business. The business grew to the point that we had to sell a large portion of it so that I could continue to focus on my clients but it has been an incredible opportunity to dig even deeper into the world of marketing. Our home is quite often our biggest asset and I always advise my clients that even if they aren't looking to sell, it's incredibly wise to always have an idea as to what your home is worth. I'm always happy to get you the information that you need so you can stay informed whether it be through comparable properties being sent to you or via quarterly market reports. I like to think of myself as your Real Estate Advisor and so I'm always happy to get you the information that you need so that you can stay educated and up to date on market conditions and the value of your home.

I've decided I want to list.
Everyone wants to sell their home for the most amount of money in the least amount of time and I take a lot of pride in making this a reality. In today’s market, it is imperative to have a phenomenal web presence. So many decisions by buyers are made before they even visit the home! The following is a basic outline as to my commitment to you; however, if you would like something more detailed, please feel free to contact me and we can certainly discuss any questions you may have regarding my services.
There is nothing worse than over promising and under delivering. As soon as a buyer feels deceived, it’s immediately over. No iphone images or wide angle lenses that distort rooms and backyards. The images we take of your home are high quality HDR photos that allow you to see all the details of your beautiful home. This is an incredibly important piece of marketing for your home and I take so much pride in making sure the images are a perfect representation of your home that will attract buyers online.
Professional Write Up
I promise there will be no spelling mistakes in the write up of your home (insert palm to forehead). Buyers actually do read these! And while there is always time for warm and fuzzy, it's imperative that I outline all the wonderful features of your home as this is another way to show value to the buyers who are looking.
Once we are on the market, I will have professional brochures designed that will outline all the great features of your home. These can be left out for the buyer during the showing and it will serve as a great reminder when they get home and start processing everything they had viewed that day.
The Real Estate Council of Alberta implemented the RMS (Residential Measurement Standards) to help protect the home owner and the consumer when it comes to the size of your home. We hire a professional to come and take your measurements so that we know that they are done correctly!
I believe this is an incredibly important part of the marketing of your home. With so many decisions being made online, we want to make sure that the buyer has as much information as possible so they can decide if your home is a potential fit for them. There is nothing worse than spending hours preparing your home only to have the buyers share after a showing that they weren't a fan of the layout. In an effort to avoid this, we use a state of the art camera and scan your home so that we can create floor plans that will represent the layout of your home. The buyers can access this online and we will leave a pdf tucked into the brochure.
This is such a fantastic marketing tool for your home. Technology has come so far in this department and I will often tell my Sellers that if the buyer has viewed the virtual tour online, when they request to view your home you could almost consider it to be like a second showing. The virtual tour that we create for your home is of exceptional quality and I believe to be a very accurate representation of your home. It truly allows the buyer to navigate through your home and have a clear understanding of the layout and finishings of your home without even having stepped through the front door! This inevitably results in more serious buyers who request to view your home!
Struggling with how to best prepare your home? Some homes truly don't need this but I always offer a staging consultation to all my clients. It's an incredibly valuable service and by doing what our consultant suggests, you are guaranteed to end up with more money in your back pocket. Looking to rent furniture? I can certainly put you in touch with someone who has some lovely furniture you can rent while your home is on the market.
Social Media Exposure
With there being so many fantastic social media platforms available, I will do my best to tweet, pin, post and share your beautiful listing with the world. I can also forward you the link to be able to do the same because who doesn't want to show off their home with their friends and family?
Everyone wants to know what the buyers thought of their home and while not all realtors feel comfortable sharing, I will always try a minimum of two times to get you some feedback.
I promise I will not put up a “For Sale” sign and walk away. You will hear from me regularly with market reviews and updates. Together, we will come up with a plan as to how you would like to be kept up-to-date as to what is going on around you.
